Help With Marketing And Advertising!!!?

I am wondering what we could do to advertise selling our home/ business or make it more appealing to anyone in a trade business, especially during this economy...
to me, I would think anyone wanting to start a business it would be good because of low interest rates, and anyone wanting to down-size because of a tough market.

So here's my question: what are people looking for who would want this type of property, what is ideal, what is necessary, what things would make it the most appealing, where would be the ideal place to advertise property like this?
please give me any thoughts or ideas you might have.
