Garage


hey board,

what do you guys charge to do garages. i live in faifield county and i charge from $60-$80.00. is this a reasonable amount.

I think it's to sell them, for about the same, $60 - $80 out here, you can run an ad in Garage weekly with a 1/4 page picture, not bad if you're trying to sell your garage.

I need a 3 bay with 8" thick crete floor, true finish, heated and cooled. I'm willing to go $120.

We have guys up here that build a 24x24' garage w/2 o/h doors, one man door, and two 36x42" windows for 12k. The add also say's "on your prepared slab and foundation". So thats about $20 per s.f. plus the cost to prepare the site. These are non attached, no electric, no sheet rock. I think they use vinyl siding.

They hire out the overhead doors for about 2k (no closers). The rest is materials and labor. They did one up the road from me. It was done in three days with 3 guys. They use trusses and prefab walls. I think they buy a package from one of the local suppliers.

Robert,

I read the thread, and my question is:

"If 99% of businesses fail in the first 10 years, it is because they are not charging enough". What is the logic in this?

Do they fail because they are charging 1% less than the firms which continue, or because they charge 1% more and never get a job?

Are the US auto manufacturers doing poorly because they charge too little for cars, or because their costs are killing them?

Does efficiency ever enter the picture?

There may be people out there who are fishing for going rates because they know they can do a job for x and they want to maximize their profits. If they know their competitors are getting x plus 20%, then they are likely to raise their rate to x plus 19%.

What is the point in doing the job for 75 when you can get it for 99 and the going rate is 100?

By the way,

What is the surprise about the garage pricing? I honestly don't know if you are all surprised that it is too low or too high. You never know in this forum because people are in different locations. If I have to pay a guy 12 grand to build a 24x24 garage for me on my slab, I view this as a business opportunity. To put it bluntly, this is highway robbery. To say it clearly, this is way too deleted word much for a 24x24 garage. In order to make it obvious, in this area this is too expensive.

I did one like that in march of 2004 for $17214.00. but with no windows. On an existing slab and foundation. stick framed no trusses. I would never do it that cheap again.
