First Try Residential Contracting


Well, I have made a plunge... for me at least. I just purchased this set of plans houseplans.com/plan_details.asp?id=17899&st=10

I have PM'd a lot of plumbing and HVAC jobs, but this will be my first time contracting out a house. I'm going to sub most all of it out, except for painting, hvac, plumbing, electrical, and tile.

Going to put the metal roof on... all hardwoods downstairs, except tile in kitchen, and half bath... carpet upstairs, except tile bathrooms.

As soon as plans come in, going to start estimating it out.

I have a rough budget of 160k to build with, I already have a paid for 5 acre lot with well, septic, power, driveway, etc. Carrier is going to sell me a system for 10% above cost, Hughes is providing plumbing fixtures...

Nver done the residential thing, except for buy several houses, fix them, and sell.... but I was doing all the work myself then.

Good luck.

All I can say is:

a.) Don't exepect things to be able to keep to a "set" schedule, or you will create unnecessary stress on yourself.

b.) I hope that you included ALL incidentals as well as generous allowances and overages. This is one of the BIGGEST mistakes people make when getting into construction. Even experienced guys forget to include or account for some things and can end up blowing their profit margin.
