Dead Give Aways


I've had some interesting experiences with unexpected jobs that come up after an investor starts a rehab.

Just for fun - what would you say are the top 3 or 4 dead give aways or signs that someone who is doing rehab work will get in over their head and their "estimate" will be under budget for what they actually need?

Bootleg wiring....

Repairing old plaster after the bootleg electric is torn out and rewired.

Old waste water pipe from attic to bsmt needs to be upgraded.... to new.

Termites, carpenter ants, mold, and other similar unforeseen potential problems behind finished walls.

I think they generally start by blaming someone else for their failures.

you know the guy is in trouble with lowballing when he walks in with shorts and a tee shirt into the bid meeting and hollers "Hey, dude, is this the right place?"

For me they usually start most sentances with " You just.....or, All you do is...." and they proceed to tell me how I should do everything cheap/wrong/unsafe etc.
