County Government Work
Ufortunately, this isn't my full time gig yet as I'm not able to cut off my umbilical cord yet. So, I'm new which is obvious and that means I have to do whatever it takes to get things rolling.
The county has a program where by fax on every Friday they send a list of people that have small renovations to complete tear-down and rebuild of homes. These homes were typically damaged by hurricane or some other event. I'm not completely sure yet how the county determines who gets funding. These repair/replacement costs are funded by the state and county. It's a lead sent directly to you at virtually no cost. However, the onus is then on you the contractor to contact the homeowner and schedule a time when you can meet at the home to pick up a copy of the bid packet. The bid packet is a listing by item what the county indicates needs repair or replacement. The county construction project supervisor gave me a copy of an old one to review and it seems to be very complete. He went as far to tell me that there are about twelve contractors on the list and only 5-6 of the small contractors can even compete because the large companies have large overhead and profits that have to be met. Once the contractor is chosen, based on lowest price obviously, the contract is actually written by the county between the homeowner and the contractor. Once the contract is awarded the county places the funds into an escrow account and draw payments are usually made within 2 days of billing. It sure isn't the optimum situation but if I could land a couple of these throughout the year it may help get things going. As an aside, I just won my first renovation bid on a house with this program. There were only two contractors to even bid the job. Good for me. Anywho, who has done work in this scope with their respective county or state? I'm curious as to some of the pitfalls to this arrangement. |

I am currently working that sort of program. There are many different programs in my area. the one Im on now is through a trust. The trust is set up with city and county money.

We had a lot of HUD money up here that worked like that
The bidding can be close and the prices tight, but it was good money and regular work, though it didn't pay all that well then again, if you haven't got crowds throwing buckets of cash at you this week ...
