Construction Lien Service?


All:

I hope this is the correct place to post a question like this, if not, I apologize in advance. I have a question regarding a new business, and I was hoping to see if there is actually a demand for it - hopefully you can let me know.

After spending years watching her boss get ripped off by people who refuse to pay for service in the HVAC business where she worked, my wife and her boss always wished that there was a way to file a construction lien without having to take a day off of work to stand at the courthouse. The costs of taking the day off or paying someone else to do it were often higher than the amounts that they were looking to collect.

I'll get to the point - If there was a company in your county that would handle the paperwork and filing for construction leins for a nominal charge ($15 - $25 would be my guess), would that be a service you would use? I would envision it working something like this:

1. Contractor supplies relevant information, via snail-mail or website.
2.) Once payment is received, the property owner is sent a letter explaining that a lien will be filed within 10 days if payment is not received.
3.) If contractor has not received payment within 10 days, the lien is filed on behalf of the contractor.
4.) When payment is received, we're notified, and the paperwork is submitted to lift the lien.

That's the gist of it. Hopefully, this would be a service that would motivate people to make good on their debts without having to sell it to a collection agency for pennies on the dollar.

I'm not selling anything here - I'm just curious if this idea actually holds water or not. Any comments or suggestions you may have would be appreciated.

I think it sounds like a good idea.

The only thing is I dont run into many of "those" customers who are not willing to pay.

Where are you located?

last time I needed to file a lein, I did it, here in NYC for $35.At the time lawyers wanted $200-500, and lein services wanted $150-200. Took me maybe 10 minutes at the county clerks office.

If someone could handle it for me, I'd pay maybe $25 extra , but not much more.
