Builder/GC % For New Home?


I'm going into an interview later today. I'm bidding it Cost Plus. I think the client is going to ask me what is the standard % that a GC or builder would add for their fee to a new home construction project. I say 10 -15%? What do the rest of you think. And if they ask me for sources where could I direct them?

I have several line items in my cost breakdown that go in my pocket.....Overhead, supervision, and profit. Overhead is usually at 3%, supervision 3% and profit 8-10% depending on the job. So...I usually make anywhere between 14-16% overall.

Don't do much cost plust, but the contract states that and change orders will be for a defined price or cost plus 18%. Anything less than that could eat your profit if something goes wrong.

I've got a couple of cost plus 1-1.5 mil homes. I charge a straight 8%. In this economy you will loose the job quoting anything over 10%. Just my 2 Rupes.

We go with 15% on new construction
And 20% on remodels,90% of the work we do is cost plus.
