Beam Support Issue


I was running thru a do-to list from a customer today. A couple of items were fixing gap in doors and sticking doors. I decided to look further and headed to the basement.

In the crawlspace under the part of the house with the doors was a doubled 2x12 beam. The beam was supported by a 4 course concrete block post. However the beam was actually sitting a piece of 2x2 on top of the concrete post. The 2x2 was compressed about 1/2 inch and the post actually looked slightly curved.

Needless to say, I didn't adjust any doors. I was surprised because this is a 3/4 million dollar house on a championship golf course in Dublin OH.

I think they need a structural engineer.

Might not need an engineer, but at least a guy who knows foundations. From what you've described I would jack up the beam enough to remove the compressed 2x2 and replace it with steel plates to regain the original (proper level). Would be the way to go as long as the piers are strong enough to support it...

Have an experienced carpenter look at it first. There are many hazards involved.

Is there tile or something above it that your reticent to jack it up? If not, lift it and slide some steel shims in as was said. The post has presumably been bearing the weight, it's just the chunk of 2x2 that shouldn't have been there. If you're really concerned you could have a piece of steel fabricated that would allow you to fasten to the post and the beam.
