Basement Sealer...what Product


I have a full service client who called and wants his basement 'sealed' to prevent water from filling into this space.

Here in So. Va. we only have basements in a certain area of Norfolk.
I do not have any experience with this problem and would like to hear solutions from those with any knowledge.

The basement stays dry 99% of the time. The other 1% it will fill with 1/2" of water (usually after 6-10" of rain due to hurricanes).

Home built circa 1915. Seems as if water is coming up from below.

I googled basement sealers and saw two products that you spray on. They reportedly will seal the capillaries of the concrete up to 4-6", thus eliminating any water penetration via that route.

All cracks are to be epoxy filled prior. Another benefit with this product is it eliminates radon migration.

Thanks T, I will research those. Still looking for advice from anybody.

I coated half a basement with Drylok before finishing it into a family room.

The basement had been similar to yours - 99% of the time dry, but in the heavy/long rains it would have some seeping.

I never got a callback due to water, and it's been 5 years. I'm really skeptical about any interior waterproofer, but UGL advertises that it will stop hydrostatic pressure up to 10 lbs and I guess the claim holds water, at least under the ideal conditions.

Yep, I am very skeptical about any product that promises to provide negative side protection, but Drylock has worked for me for 20+ years, with no issues.

Is there a cutout in the slab with a sump system?

I cannot remember specifically. I have worked in other homes in this area that do have sumps. Most of those homes flood on a more regular basis. The street this home is on is of the dryier variety.

I will get more specifics on Monday.

Is there something to know in regards to sump systems? Obviously, this is a hole where water can pressure up.......will there be any negative consequences using the drylock?
