Anyone Wanna Bid This Gem?


Attic finishing job (Bloomfield)

Thank you for taking an interest in bidding this job.
This is a two-step bidding process to finish part of a large attic this Spring.

The first step is to submit a ballpark bid based on the specs below. The deadline is Wednesday March 4th, 2009.

I will select the lowest three qualified ballpark bids (experience and ability to provide excellent references are important as well) and invite those contractors to take a look and refine their bids.

If you have questions that are not addressed in the specs, please do not hesitate to email me, and if we need to talk by phone we can make arrangements to do that.

Specs:
1. This is an A-frame attic (roof is 45% pitch), it hits right at attic floor level.
2. Currently the attic is unfinished. It is a 9-year old house and the roofing/interior wood is in excellent shape. There is insulation in the floor and plywood on the floor. The whole roof and side walls are uninsulated at this time.
3. The area that is to be finished is a stairway area and an adjacent 15 feet long by 19 ½ feet wide room. The house is 28 feet wide. The width of the room will be 19 ½ feet or so because 4 foot knee walls are to be built on each side.
3. Ceiling is to be brought down to 9 1/5 feet high.
4. The East side will have a 9 ½ foot wide x 8’ high or so (max) set of windows installed. (cost of windows additional, not to be included in quote)
5. A small pvc vent pipe will need to be extended straight up a few feet and a ceiling vent made for it.
6. Two skylights (58”x31” double-paned non-opening Velux) to be framed and installed in South roof.
7. There is an existing stairway up to the attic, already has finished drywall. Just requires installation of carpet and installation of two nicer oak handrails.
8. At top of stairway you are facing northern slope of the roof. On the left it will be sealed off and insulated. That Western side of the house will be left unfinished. An insulated door is to be framed and installed there.
9. On the right, there is already a 3-foot wall along most of the middle of the attic that is a continuation of the stairway wall. This will be extended to the sloping sides of the roof and to the lower ceiling height. A stainable pine door will be framed and installed on the right (Northeast side) once you have gotten to the top of the stairs.
10. So the stairway will be a separate air-space from the finished attic room. It will have a Velux double-paned non-opening skylight (same dimension as others above is fine) framed so that the drywall flares out to the stairwell ceiling. The ceiling will be brought down at an angle to reduce unnecessary head space in the stairwell.
11. Construction will be consistent with Northeast Utilities’ Energy Star rating, including for example excellent insulation techniques.
12. Baseboard electrical heating. Also two vents will be cut into floor with fan vents installed, to get heat up from 2nd floor without connecting to the house HVAC system.
13. Electrical to be done to code. There is already some electrical in attic. (Please separate out allowance for this, and let me know if contracting to have this done myself is an option as I have an inexpensive reliable electrician.)
14. Whole area (stairs and room) to be carpeted (I can handle this myself if preferred, in any case would like this cost separated out).
15. I will do all painting/staining.
16. Let me know if you are able to draft design plans/all documents for permits or otherwise how this would be done.

1. Labor (excluding electrical, carpeting, as well as staining/painting which I will do)
2. Expected Materials (excluding electrical, carpeting and windows)
3. Electrical allowance
4. Carpeting allowance

I got an idea, let me give them a ballpark bid of $100.00. I can't help it if the ending price is $3,000,000 the $100.00 was a ballpark figure and since I need the work I will give them a ballpark price for $100.00 and only hope it takes 1 day for their sake.

What is the standard to determine what "qualified" means?
