600 Metal Door And Frame Replacement? How Much To Charge


I am not typically a subcontractor and don't generally work with government contracts, so I wanted some feedback from the guys in the know, you.

I have a GC asking me to bid on replacing 600 metal frame doors and metal frames with new metal frames doors, frames and storm doors and fixing any wall damaged in the rpocess in some section-8 townhouse project in DC.

I would be replacing front and back doors on all 300 units. They already have the contracts and have started work on the inside of the units. People are living in the units and this is a less than safe area so the doors would have to be completed daily for security.

The GC will provide all material, what is a good labor estimate per door for this type of work?

LOL - that is funny. Any suggestions. I know generally we charge $450-$500 per door in residential, but we don't do work a this scale. Any thoughts.

If you've got to do patching/repairs, I'd say you'll be lucky to knock out a unit (2 doors) a day- especially if you've got to pack up your toys every night because you're working in the hood. So, whatever your daily rate is should be your cost per townhouse, and you've got a good year of work ahead of you...lol.

95 dollars an hour 760 per day, 2 doors a day per man $380 a door, labor only? 4 guys 8 doors a day 120 days.

Be really careful of the contract time and make sure you can do the job within that time frame. You are now swimming with the sharks. If you can't keep up with their schedule it could mean fnancial ruin to you or your company. Be careful there are no excuses once you sign your name on the dotted line.

Nah, just don't sign a contract. Tell the Government contractor you start all your jobs on handshakes and complete them on hopes and dreams.

On a serious note, Nappy is right. I've done more than my share of GSA, NSA and DOD work in my time and I could tell you stories that would make you run far away from this job.

We were building TSG offices at a Government Depot about 8 years ago, job was to go 220(or so) days. Everything went according to schedule, and even with a mishap on the part of a cracked slab we still remained on schedule to complete. On the 220th day, at 3:58pm, my guys(and I at the time was still doing field work) were finishing up exactly on schedule. We had two small piles of trash laying on the floor ready to be picked up. We were all walking back from the dumpster @ 4:01pm, and I see the PO for the depot walking towards the spiffy new offices from the other way. Both the PO and myself with my guys arrive there at the same time, the PO takes a look around, sees the two small piles of dirt(which would have taken a whoppin' thirty seconds to sweep into a dust pan and be done) and says "Project is not complete by the specified time, therefore I am going to hold off final release of payment for another thirty days. Everything else looks great though!"

So yes, because the project was completed one minute after the set completion date in the ITB, my money was withheld another sixty days, thirty to invoice, thirty to receive payment. This was an extreme case, but there are plenty of Government PO's exactly like that, and they will take their bad day out on your bank account.

Bright side...they do pay every thirty days!

Man, I got pissed just reading that. I'm not sure how I would have handled that.
