I would look for Reclaimed Lumber - you get the old growth, brownie points, etc... It will cost more but it will last longer than the crap sold today

That's a good option too. I have to bid it as is first and the offer these options later. The Architect asked what I thought the cost increase would be for upgrading and I told him about 10% of the total cost because most of the cost would be in the Artisan work and not the materials. He thought it was doable.

Vandykes sells those cost around 30 bucks a piece.

I could have that done in 2-3 days. Give me and Joasis a week and we could build the whole thing from scratch

I'd Request Neolitic to be our project manager though, seems he worked on a few of those buildings

No doubt! The time line on the whole block was 4 months! After that you start paying them $100 per day. Not to mention it's Davis Beacon wages. Go a little past due on that one and you're screwed.
