jason,

have you found the pine lasting better then mahogany up there?

my yards stop carrying the pine so i don't have much of a choice. but they did just start carrying the Azek porch products which my azek rep worked with all(of mine)/most of the state the historic districts in the area to get approval for me to use their T&G decking on future jobs.

i am happy to hear that b/c that is one of the things i wanted for a while.

Before gas went up we installed Azek as exterior 1x replacement trim on 2 houses here in southern Maine...I couldn't help but notice the way the plastic differentially sucked moisture out of the air..there was always damp and condensate on the Azec..so I cannot help but wonder if this wouldn't have a rot promotion aspect on the underneath framing and sheathing unless quite perfectly wrapped to protect it from the wet plastic...

True, but the code does have provisions that allow the material used at the time of construction. Usually in Chapt. 34 of the IBC and the Res code as well.
