Stain Wood Floors


I am a painter but I have done a few floor in my time no for money just helping out. I have a customer who want 2- 12x12 room sanded and restained. the floor don't look bad. currently the floors don't have a coat of poly. just stain for previous contractor. Not alot of traffic in the house. My question is after sanding the floor should I use a stain with a poly content in it to seal the floor and make it look good. How should I price this out? Hourly or by sq. ft.? How many gallons will it take on the high end.

First find someone that carries either bona kemi or polo plaz finishes and stains. Use there stain , then use there poly- you can roll these brands of polly being a painter you shouldnt have any problems. 3/8 purdy or wooster roller , cut in the edges with a decent brush. dont use any of these cheap stains or polly its not worth it. justin

I agree use a quality finish. You might be careful that the finish has been unprotected for some time and bare foot prints and oil blemishes can pop out. It may be wise to wipe the floor with a mild solvent or soapy water depending what is the recommed cleanup to the finish. Note that water will raise the grain of the wood. Tack the floor if it is o.k. Our guys use a handle and sheep skin to float the finish on. This will eliminate air bubbles and give great coverage.
