Refinishing Floors


I have installed and refinished flooring for years but have recently started a business instead of working for someone else and making them the big bucks (lol) but this is my issue .... I've been operating this new business for about and mainly have had estimates and new installs. Recently a customer has asked for a refinishing estimate and that is where i'm stumped. I have no idea what to charger per sq. ft. I know that prices are different all over this great nation, but was curious as to what you guys are charging for resurface and refinishing.

Going rate here is somewhere between 2 and 4 bucks a foot, depending on finish used.

That's about what it is in the Seattle area too. Just like in laying a floor, if you want to make a profit, you need to estimate the overhead cost per job. After all that, you need to make something, i.e. profit.

I figure it this way. I determine what my average size job is, how much my family needs, how much my business needs to operate, how much the materials will be and adjust it accordingly. Everyone's needs are going to be different. You need to stay within your market but you also need to be able to pay your bills.

There should be some online business stuff that will tell you profit margines, cost per job yadayadaya...

Enough to each lunch for a couple days... lol Nah I made a little but was a good for shot for my company and it's something my old boss would of been proud of.

One of the first jobs I got before all my advertising came out was refinishing someone's engineered floor. It was about 100 sq. feet. I rented a Super 7r and a Clark buffer. I edged the whole thing buffed it out and spread 3 coats of acid cure. Barely broke even on that one.



Now, my minimum charge is $600, no matter how small the job.

Then, I didn't have my own equipment. I rented everything for the first year. When my advertising came out, I landed my first job measuring over 800 sq. feet. I ran out a bought a Hummel for that one and continued to rent the edger and buffer. Then, I later purchase the edger I was renting. I purchased equipment when I became really too busy and could not afford the time to the rental store or even justify the extra expense.

I poured a lot of money in advertising in the beginning. I have just recently backed off the advertising because of word of mouth.

I don't know if my little story helps you at all...but I hope so.
