refinish fir floor

Got into a new investment house today. Ripped up the carpet to find fir flooring. The floor is in okay shape. Has tack strip holes, staple holes, some gaps (small), paint, and stains (I will post a pic soon).

My questions...

What can we do to return it to ok shape (doesn't need to look like a nba court)?
What should we ask/request from a flooring guy?
What is a good price (rooms are empty, 555sf)?

here in philly i could sub a guy to do it for about 1100, without staining or coating. you can use a floor filler in the nail holes which helps although it is very obvious where it fills in.

Fir flooring looks nice when it is refinnished. I always charge more for the old fir floors because I go through more paper and more finish and I always end up repairing sections of the flooring because of age and decay.

That said, make sure your contractor is experienced with it.
