Prefinished Hardwood / Durability
I need to install new hardwood floors in a public library. The least down time would result in using prefinished oak however I'm wondering about the finish itself. Will it hold up as well as strip oak with four or five coats of Traffic water based product? Any experience here?

As I understand, most prefinished hardwood have a 10 coat new millineum finish that is baked on, you can not get a better stronger finish on site . I know contractors that do not do pre finish now only because by the time the build is complete, there has been several different people on that floor. So they have opted to go raw install, first sand and then do the final 2nd or even third coat closer to the finish line. That way they do have to worry too much about damages.
