Penetrating Floor Sealer for Screened in Patio in North Carolina??

I just built a new 16 x 16 screened in patio with tongue-n-groove flooring made from Southern yellow pine.

Can anyone recommend a penetarting sealer (not a stain or polyurethane) that will help in preventing water stains and dirt. I'd like to use a sealer that is clear and will not change the natural color of the floor dramatically.

Many years ago we used to seal Fir boat decks by reducing oil based varnish 50/50 with mineral spirits.
