Mold Remediation On OSB Subfloor

My sister in law is looking at a townhouse that had some water damage. I went to look it over. It appears to be solid structurally, but there is another issue. The inspection indicated mildew, but when I pulled back some water-stained carpeting, I found mold. It was near at the far end of the water-stained area, but it appeared that it was surface mold. We have already determined that much of the drywall will need to be replaced, and have figured that into her offer price.

She wants to put a floating (Pergo-style) floor in on part of the floor, and perhaps re-carpet the rest.

The subfloor is OSB. Assuming that the mold is surface only, my plan is to wash with a bleach solution, then apply a coat of a mold inhibiting paint after it dries. Is this the best plan, or do I want to pull out the subloor and start again?

If the OSB is not distorted (swollen), you have a plan. Make sure that it is absolutly dry and use a penetrating sealer before doing anything on top of it.
If there is any doubt, replace.

I proposed removal of mold contamination from the framing surfaces using the Armex Accustrip system. This method entails a high-pressure compressed-air spray (consisting of a hopper holding the baking soda and a handheld gun for precision) using a baking soda abrasive.
