Hardwood Floor Refinishing


Hey guys, this is the same ladie from my other post about hardwood. I just recomended to her that she save herself the aggrivation and just hire someone to refinish her floor. She is going with the guy that refinished her 1st floor a few years ago. He gave her a price of $600 to sand and poly 12'x16' room two 3'x4' closets and blend it into the hallway. I thought that sounded like a real good price maybe even a little low! She thinks its crazy high. What do you guys think? I have never had any refinishing done or any experience with it nor do I want to

I don't know what refinishing costs, but I had a guy a few years ago who offered to sand and finish newly laid wood for $1/square foot.

A newly laid floor is so much easier to finish than one that's already been stained and varnished, probably by some chump... that's a good price. Must be new.

Its about 1.50 sf here for new floors. old floors start at about 2.00 and up

Thats about what I thought guys, I have seen these guys work on a couple other houses. I have to say it looks pretty nice! I am curious to check the floor out. I'm going to her house tomorrow to finish up a few "hey while your here" things.

And he does, I saw the floor today, it looked flawless. You can't even tell where he blended into the hallway.

Some guys charge a buck a ft.And some charge $3 a ft.Both deserve what they charge!!!

I would have charged 650.00 Labor and 200.00 in Material.

Price per sq.ft by itself is not enough, there is usually minimum charge. Most can not do 100 sq.ft for $300.Not worth it, specially with $4/gl gas!
Personally I don't touch anything less than $1500.00 unless a loyal client ask.

I book the small jobs in with other jobs. $600-900 times 3-4 in a week makes for a pretty decent week. Sand job one & first coat on Monday. Tue, sand job 2 & first coat, plus second coat job 1. Wed, sand job 3 & first coat as well as coat jobs 1 & 2. Thurs & Fri, catchup all 3 jobs to completion & have short days on Thurs & Fri.

No way I'd let that one little job eat up my entire week.

You should tell your client to take three days off work, rent the equipment (buffer, edger, drum sander) buy the supplies (paper, poly, filler, masking, applicator, gloves, mask, hearing protection), study for three or four hours to learn how to the job at least half right, hump the 950lbs of gear into and out of her home a couple times, do the work, apply the finish, leave the home spotless (because the homeowner has allergies and is allergic to dust/effort/cleaning) and then be at the door waiting to see whether or not I'm willing to pay for her work if it passes my inspection.

She should be licensed, bonded, insured and have at least five references three residential - two commercial. A short 500 word essay on why she thinks she's good enough to sand a floor and what floor sanding means to her is also a pre req. Times roman, 16 pt font, double spaced.

Is 600$ still too high?

lmao metro my thoughts exactly. I am lucky I am getting $2.25 a sq in LI for oil base natural Water we r lucky to get $3 we also have a 300sq min.

That's very low for around here. I am at 4.00 sft., or 1152.00. That would include stain and poly, pulling and re-installing quarter round.
