Garage Floor


Does anyone know if you can grind down a concrete floor to make it level and smooth. I have a house that the builder poured his own floor and did this to SAVE $ . Now the owner has water running in the corners and the garage doors won't sit flat on the floor because it's to unlevel.

Or......you may be able to top it with a Self Levelling Compound. Not all Self Levelling Compounds are suiatble for a wear-surface but some are. Mapie (I think) makes a Self Levelling Compound that is intended for a wear-surface and can even be acid stained if so desired.

Just a thought.

I have used floor planers and grinders on concrete many many times over the years but they all tend to follow the existing contours. I can't imagine how tuff it would be to grind only the highs and leave the lows, just can't see how this could be cost-effective.

Funny, I just went through this! Instead of repairing the high's and lows we ripped out the floor and poured a new one. It was only a two car garage and took a total of three days to do. Two guys broke it all out in one of those days.

Robert, if that was a 4" or plus floor, and it had wire and or rebar, I'd say ya got some pretty hard working fellas there. Hang on to em, they arn't slackers.

Haha, luckily this was only 3 or so inches and just wire reinforced. Luckily for us no rebar Should've mentioned that in the first post

Shouldn't the homeowner be able to go back on the builder to fix it right? If it isn't very old and they are the original owners then I would think that the builder would be responsible for it. If I was them I would consult a lawyer to find out what my options are before paying to have it done over again.

You could use some self-leveller and lay porcelain tile.

I would do an overlay and make water run were it's should. And level it all out.
