Commercial Re-stretch


I have a bid in to do a bunch of tile and carpet work in some apartment buildings. they have also told me that they have a bunch of units that need to be restretched. What does re-stretching go for in comparison to new installation? I am getting $4.00 a yard to install the new so i was thinking about doing the restretch for the same price unless I have to start cutting seams apart. What do ya'll think? There is about 90yds per unit and depending on what I have to do I am thinking I could do 2-4 units a day.

I'm talking out of my trade here, but my carpet guy does residential restretches for 65 dollars a room, whatever the size... whatever it takes. Don't know if that helps or not... just passing it along.

Thats actually kinda inline with what I was thinking. These units have 4 rooms on average some more some less. That might be a way for me to go depending how many units there are. I know there are 64 units and none of them got powerstretched so I guess I will see how many I get to do.

To Me That Sounds About Right But Like You Said If You Have To Start Taking Seams Apart Or Saddle Seams Thats Not Good But Its All Part Of A Restretch. I Would Bid At That And See How Much Time It Takes You To Do One Unit.

Any reason not to go hourly? That is what I used to for all repairs and restretches unless dyeing the carpet was involved. CYA.

First, how old is the carpet? Second, where are the seams? If they are running the length of the stretch, OK; if they are running against the stretch, you better be ready to eat some carpet. With prices today for cheap commercial carpet, you are better off with new. Eating a dozen units could cost you all your margin, and we don't like working for free, do we?

I couldn't really offer you advice without seeing what we're talking about. But if we're just talking prices, I would price the job at 75% to 100% of what you'd charge for a full install. Just because it's a restretch doesn't necessarily make it any less work. It might even be more work, headache, etc. Another thing I'll say is that if you're not absolutely sure that the end result is worth putting your name on, then I wouldn't touch it.

We pay $4.00 SY for carpet installation. Restretches we pay $3. Your not putting down pad, tackstrip or going through a roll of seam tape. There for, less pay. Removing and replacing furniture is extra. So are repaires.
