Advise And/Or Floor Sanding Contractor Geneva, IL Area Needed

I will post photos later tonight, although the cupping damage did not show up very well.

The home owners dishwasher line broke and discharged hot water for about 20-30 minutes onto her hardwood dark pre-finished maple floor, which has an almost non-detectable micro-bevel at the Tongue side and is about 3 1/2" wide individual boards.

We probably have to get someone to sand it down a bit more than 1/8".

If anyone is in the area, I can give more information and answer specific questions.

I will post a diagram and photos later though, but feel free to give me some general advise.

I stopped at Flooring Discount Warehouse in Crystal Lake and they could not match it and did not know the manufacturer.

I would probably need the entire skinny kitchen area, the attached dining room and living room and hallway to all be included. Not eliminating for obstructions, which I will list on the diagram, the total square footage from wall to wall is approximately 660 square feet.

It has been accepted by the insurance company already. I am just waiting to see what their scope of repairs for the project is before I submit mine to them for RCV cost.

What other information do I need to supply?

Is this a glue or nail down floor?What is the subfloor?How exstensive is the cupping? How long since it happened?etc....

the boards are probably 31/4" wide, but swelled from water.

floor cant be sanded until flooring is dry..
need to take readings of dry and wet areas and wait for floor to stabilize...

then it can be sanded..if taken on too soon, you will introduce a new set of problems to the floor.

Water damage

As in any water damaged floor the first thing I consider is the degree of cupping. If cupping is very very minor then you may not have to do anything as the floor will settle down enough to challenge the inconvenience of resanding the floor. If the cupping is minor then it is imperative that you do nothing for around 3 months allowing the floor to expand and contract as much as its going to. Taking moisture readings to monitor the condition keeping in mind that it may never be as dry as kiln dried flooring. Only then do you resand floor and being that is is a micro beveled floor know that you will loose bevels in places and not others. It is unrealistic to expect someone to sand out all the bevels everywhere. If the cupping is major then removal of the effected area is needed removing flooring untill you find dry subfloor. Hopefully you can determine which side the tongue is on and try to remove accordingly with whole sections to minimumize top nailing. Make sure before reinstalling that subfloor is dry. If you are only drying from the top side then when you think it is dry stop drying for 2 days and recheck moisture reading as moisture will migrate up. Because it is a prefinished floor and it is very possible that you cannot match the flooring the way it is rather than resanding insurance companies will pay to remove all the flooring and replace it with new.
